Most people plan a large renovation as a set of rooms. It runs as a set of trades in a fixed order: demolition, then structural, then rough mechanical, electrical and plumbing, then inspection, then insulation and drywall, then finishes. Getting the order wrong is what produces the delays and change orders people blame on contractors. Every decision that affects rough-in has to be made before rough-in, not when the tile is chosen.
In any house over about forty years old, opening walls reveals things drawings never showed: undocumented structural modifications, knob-and-tube or aluminium branch wiring, galvanised supply or cast-iron waste lines at the end of their service life, asbestos-containing materials in older flooring and pipe insulation, and framing that was cut for ductwork decades ago. A responsible estimate names which of these are included and which are contingent, with an allowance, rather than pretending the walls are predictable.
