Siding for Emmaus Homes
Emmaus (established 1859, population 11,438) has a distinctive housing mix — from historic Emmaus Triangle / Downtown properties to newer construction in Upper Milford Township. Our siding approach adapts to each neighborhood's architecture, code requirements, and street-level realities.
Homes across Emmaus Triangle / Downtown, South Mountain Area, Upper Milford Township, Vera Cruz can have different layouts, materials, and permit requirements. We assess the property and project scope before recommending a siding plan.
Why Emmaus Homeowners Choose VM Power Construction
The Most Energy-Focused Client Base in the Lehigh Valley
Emmaus is not an ordinary Lehigh Valley remodeling market, and the reason is partly institutional. The Rodale Institute has been headquartered just outside the borough for decades, and the sustainability culture that grew around it shows up in the questions homeowners here actually ask. We have more conversations about air-sealing, blower-door numbers, insulation strategy, and heat-pump conversion in Emmaus than in any other borough we serve.
That changes how we scope a project. In most markets a kitchen renovation is a kitchen renovation. In Emmaus it is frequently the moment a homeowner also wants the exterior wall assembly opened up and dealt with properly — dense-packed cellulose instead of the original nothing, air-sealing at the top plate and rim joist, and a decision about whether the existing heating system should survive the remodel at all. Doing that work while walls are already open costs a fraction of coming back for it later, and it is the single highest-return decision available in the borough's older housing stock.
Borough or Township Decides Your Permit Path
Emmaus Borough and Upper Milford Township are separate jurisdictions with separate permit offices, and which side of the line your house sits on changes the process before it changes anything else. Borough projects coordinate with the Emmaus Borough office on South 4th Street; Upper Milford work goes through the township's own permit office; larger structural work involves Lehigh County.
Pennsylvania adopted the statewide Uniform Construction Code, built on the International Code Council model codes, but enforcement is local — each municipality either administers it directly or through a third-party agency, and the practical experience of permitting differs accordingly. We establish which authority applies at the first site visit rather than assuming, because a submission to the wrong office is time you never get back. Zoning is a separate question from construction permitting and is what governs setbacks and coverage on an addition.
South Mountain and the Older Borough Stock
Properties on the South Mountain side of the borough bring grade and drainage into almost every conversation. Water moves downhill onto and around these houses, which makes basement finishing a moisture-management project before it is a framing project — exterior grading, downspout discharge distance, and interior drainage all get addressed before insulation and drywall go anywhere near a foundation wall.
Most of the borough's inventory predates 1978, which puts it under the EPA Renovation, Repair and Painting rule. We hold EPA Lead-Safe RRP certification: contained work areas, HEPA cleanup, no heat-gun or open-flame paint removal, and verification before handover.

Siding choice is a maintenance decision before it is an appearance decision
Vinyl, fiber cement, engineered wood, and aluminium differ less in how they look on day one than in what they ask of you over twenty years. Vinyl never needs painting but cannot be repainted, dents under impact, and shows seams. Fiber cement holds paint exceptionally well and resists impact and fire, but it is heavy, cuts produce silica dust, and it will need repainting on a long cycle. Engineered wood installs lighter and takes paint well but is less forgiving of standing water at cut ends.
What is behind the siding matters more than the siding
Cladding is a rain screen, not a waterproof shell. The assembly that actually keeps a wall dry is the water-resistive barrier behind it, correctly lapped and integrated with flashing at every opening, plus a drainage path that lets incidental water get out. Window and door head flashing, kick-out flashing where a roof meets a wall, and proper treatment at deck ledgers and penetrations are where walls fail. A re-side is the one opportunity in a building's life to correct all of that, and skipping it to save a day is how a beautiful new wall rots from behind.
Tear-off tells you what you are dealing with
Siding over siding hides sheathing condition, existing water damage, and previous flashing errors. On tear-off we look for staining below windows, soft sheathing at corners and near grade, and evidence of prior repairs. That inspection is also the moment to make an insulation decision: continuous exterior insulation or house wrap upgrades cost far less when the wall is already open than as a separate project later.
Freeze-thaw, moisture, and expansion
This climate cycles hard between freezing and thawing, and it is unforgiving of installation shortcuts. Vinyl must be hung with room to move — nailed to allow lateral expansion, never face-nailed tight — or panels will buckle in summer heat and crack in deep cold. Fiber cement needs correct gapping at butt joints and trim with the specified treatment at cut ends. Ground clearance at grade is not cosmetic: siding held too close to soil or mulch wicks moisture continuously.
What to compare between quotes
Look for the water-resistive barrier specified by name, whether all flashing is new, whether trim and soffit and fascia are included or excluded, insulation treatment, tear-off versus overlay, and how many squares are actually being covered. Those lines are where quotes diverge, not the panel colour.
