Home Renovation for Nazareth Homes
Nazareth (established 1740, population 5,820) has a distinctive housing mix — from historic Historic Borough Center properties to newer construction in Tatamy / Stockertown Border. Our home renovation approach adapts to each neighborhood's architecture, code requirements, and street-level realities.
Homes across Historic Borough Center, Upper Nazareth Township, Tatamy / Stockertown Border, Bushkill Township can have different layouts, materials, and permit requirements. We assess the property and project scope before recommending a home renovation plan.
Why Nazareth Homeowners Choose VM Power Construction
A 1740 Moravian Town Is Not a Normal Renovation Market
Nazareth was founded in 1740, which makes it older than most of what surrounds it and considerably older than the housing stock we work in anywhere else in Northampton County. The Moravian-heritage properties near the Moravian Historical Society and through the historic borough centre are genuinely early construction: hand-cut stone foundations, timber framing sized by eye rather than by span table, plaster over lath, and additions layered on across two centuries by people who did not leave drawings.
Renovating that responsibly means investigating before committing. We open a targeted section to see what is actually carrying load before proposing to remove anything, because in a house of this age the wall that looks structural may not be and the one that looks like a partition may be holding up two floors. Where original material can be saved — wide-plank flooring, period millwork, stonework — the decision to save it should be deliberate and priced, not made in the middle of demolition. Integrating modern mechanical systems into these shells is its own discipline: there is often no chase where you need one, and the honest answer sometimes involves a soffit or a furred wall rather than pretending the ductwork will fit inside historic framing.
Bushkill Creek, Grading, and Floodplain Reality
Properties along Bushkill Creek carry considerations most Nazareth-area homes do not. Floodplain status affects what can be built and how, grading around the structure matters more than usual, and below-grade finishing needs a moisture strategy resolved before framing rather than after. We establish where a property sits relative to the floodplain early, because it changes the design conversation rather than just the paperwork.
Borough, Township, and County
Nazareth Borough, Upper Nazareth Township, and the Tatamy and Stockertown areas are separate permitting jurisdictions. Borough permits coordinate with the Nazareth Borough office on South Main Street; township work goes through each township's own office; Northampton County becomes involved on larger structural projects. Pennsylvania's Uniform Construction Code applies statewide with local administration, so the filing authority shapes the timeline. Zoning runs separately from construction permitting and governs setbacks and coverage — which is why Upper Nazareth's larger lots support additions, sunrooms, and detached accessory structures that the historic borough grid cannot accommodate.
Nearly all of the borough centre predates 1978 by a wide margin, so the EPA Renovation, Repair and Painting rule applies to essentially every project there. We hold EPA Lead-Safe RRP certification and work accordingly: containment, HEPA cleanup, no high-heat or open-flame paint removal, verification before the space goes back into use.

Tatamy is five minutes away, with Bath, Wind Gap, Easton, and Bethlehem all close. On historic work, where the schedule bends around what demolition uncovers, having supervision nearby is what keeps a surprise from becoming a delay.

Whole-house renovation is a sequencing problem, not a design problem
Most people plan a large renovation as a set of rooms. It runs as a set of trades in a fixed order: demolition, then structural, then rough mechanical, electrical and plumbing, then inspection, then insulation and drywall, then finishes. Getting the order wrong is what produces the delays and change orders people blame on contractors. Every decision that affects rough-in has to be made before rough-in, not when the tile is chosen.
Discovery is a phase, not a surprise
In any house over about forty years old, opening walls reveals things drawings never showed: undocumented structural modifications, knob-and-tube or aluminium branch wiring, galvanised supply or cast-iron waste lines at the end of their service life, asbestos-containing materials in older flooring and pipe insulation, and framing that was cut for ductwork decades ago. A responsible estimate names which of these are included and which are contingent, with an allowance, rather than pretending the walls are predictable. We would rather open a targeted section during estimating than hand you a confident number that cannot survive demolition.
Where the money actually goes
On a whole-house project the largest line items are usually not the ones homeowners focus on. Mechanical, electrical and plumbing modernisation, structural work to change a floor plan, window replacement, and roofing consume budget before a single finish is selected. Kitchens and bathrooms then dominate the remainder because of their density. Finishes across bedrooms and living areas are comparatively inexpensive per square foot. Knowing that ordering lets you spend deliberately rather than discovering in month three that the boring work took the budget.
Living in it, or not
Phasing a renovation so the household can stay in the house is possible and it costs more and takes longer — containment, temporary kitchens, dust control at every boundary, and utility interruptions scheduled around the family rather than around the trades. Vacating is faster and cheaper per week but adds housing cost. That comparison should be made explicitly at the start with real numbers, not assumed.
One contract or several
Design-build keeps design and construction under one accountable party, which removes the gap where a designer's drawing meets a builder's price. Separate design and bid can produce a lower construction number and moves coordination risk to you. Either can work; what does not work is a design produced with no cost feedback and then bid, which is the most common cause of a project being redesigned after it was already fully drawn.
