Home Renovation for Macungie Homes
Macungie (established 1834, population 3,148) has a distinctive housing mix — from historic Macungie Borough Center properties to newer construction in Spring Creek / Brookside Road. Our home renovation approach adapts to each neighborhood's architecture, code requirements, and street-level realities.
Homes across Macungie Borough Center, Lower Macungie Township, Spring Creek / Brookside Road, Trexlertown Border can have different layouts, materials, and permit requirements. We assess the property and project scope before recommending a home renovation plan.
Why Macungie Homeowners Choose VM Power Construction
Clay Soil Is the Constraint Nobody Budgets For
Macungie's building conditions are dominated by something invisible from the curb: the area's clay soils and seasonal groundwater. Properties around Spring Creek and along Brookside Road show it most clearly. Clay expands when it takes on water and contracts when it dries, it drains slowly, and it holds a saturated zone against foundations through spring longer than sandier soils do.
For a homeowner that translates into specific, predictable problems, and specific solutions. Basement finishing here is a water project first: exterior grading corrected away from the wall, downspouts discharged well clear of the foundation rather than a foot from it, interior perimeter drainage where the conditions justify it, and a vapor strategy on the foundation wall before any framing or insulation. Patios and additions need engineered backfill and compaction rather than whatever came out of the hole, because clay that was not properly compacted will settle and take the slab with it. We price these things in rather than discovering them, and we would rather explain the reason than present a lower number that does not survive contact with the site.
Borough Versus Lower Macungie Township
Macungie Borough is small and Lower Macungie Township surrounds it, and they are separate permitting authorities with genuinely different possibilities. Borough lots are compact, which pushes projects toward better use of existing space. The township has been one of the faster-growing parts of Lehigh County, with larger lots and zoning that supports additions, sunrooms, and detached accessory structures that the borough core cannot fit.
Borough permits coordinate with the Macungie Borough office on Locust Street; township projects go through Lower Macungie's own permit office; Lehigh County becomes involved on larger structural work. Pennsylvania's Uniform Construction Code applies statewide but is administered locally, so the filing office affects your schedule. Zoning — setbacks, lot coverage, height — is decided separately from the construction permit and determines addition feasibility before any structural detail matters.
Older Borough Homes and Newer Township Builds
These two halves of Macungie need different work. The borough's older inventory largely predates 1978, bringing the EPA Renovation, Repair and Painting rule into effect; we hold EPA Lead-Safe RRP certification and run contained, HEPA-cleaned work areas with verification before handover. The township's newer construction rarely has lead concerns but frequently has builder-grade finishes reaching end of life at the same time — cabinetry, flooring, and fixtures all wanting replacement in one project rather than three.

Fifteen Minutes From Allentown
Trexlertown is five minutes out, with Emmaus, Fogelsville, Allentown, and Center Valley all close. On drainage-sensitive work, being able to get back to a site quickly after heavy rain is genuinely useful rather than a talking point.

Whole-house renovation is a sequencing problem, not a design problem
Most people plan a large renovation as a set of rooms. It runs as a set of trades in a fixed order: demolition, then structural, then rough mechanical, electrical and plumbing, then inspection, then insulation and drywall, then finishes. Getting the order wrong is what produces the delays and change orders people blame on contractors. Every decision that affects rough-in has to be made before rough-in, not when the tile is chosen.
Discovery is a phase, not a surprise
In any house over about forty years old, opening walls reveals things drawings never showed: undocumented structural modifications, knob-and-tube or aluminium branch wiring, galvanised supply or cast-iron waste lines at the end of their service life, asbestos-containing materials in older flooring and pipe insulation, and framing that was cut for ductwork decades ago. A responsible estimate names which of these are included and which are contingent, with an allowance, rather than pretending the walls are predictable. We would rather open a targeted section during estimating than hand you a confident number that cannot survive demolition.
Where the money actually goes
On a whole-house project the largest line items are usually not the ones homeowners focus on. Mechanical, electrical and plumbing modernisation, structural work to change a floor plan, window replacement, and roofing consume budget before a single finish is selected. Kitchens and bathrooms then dominate the remainder because of their density. Finishes across bedrooms and living areas are comparatively inexpensive per square foot. Knowing that ordering lets you spend deliberately rather than discovering in month three that the boring work took the budget.
Living in it, or not
Phasing a renovation so the household can stay in the house is possible and it costs more and takes longer — containment, temporary kitchens, dust control at every boundary, and utility interruptions scheduled around the family rather than around the trades. Vacating is faster and cheaper per week but adds housing cost. That comparison should be made explicitly at the start with real numbers, not assumed.
One contract or several
Design-build keeps design and construction under one accountable party, which removes the gap where a designer's drawing meets a builder's price. Separate design and bid can produce a lower construction number and moves coordination risk to you. Either can work; what does not work is a design produced with no cost feedback and then bid, which is the most common cause of a project being redesigned after it was already fully drawn.
