The Challenge
The new owners purchased this 1955 Cape Cod in the Glen Afton neighborhood of Trenton as a fixer-upper. The home had been a rental property for 15 years with minimal maintenance — outdated electrical (60-amp fuse box), original plumbing, worn-out flooring, and a kitchen and bathrooms from the 1980s.
They needed a comprehensive renovation that would bring the home up to modern standards while respecting the $125K budget and maintaining the Cape Cod architectural character.
NJ permitting requirements added complexity — the electrical panel upgrade and bathroom plumbing changes each required separate permits and inspections.
Our Solution
We designed a phased whole-home renovation plan that addressed every room and system while preserving the home's Cape Cod character and staying within budget.
Electrical panel upgrade (60-amp fuse box to 200-amp breaker panel)
Complete kitchen renovation (new cabinets, countertops, appliances, tile)
Master bathroom gut renovation (new tile shower, vanity, fixtures)
Hall bathroom update (new vanity, tub surround, fixtures, tile floor)
New LVP flooring throughout first floor and hardwood refinishing upstairs
Interior painting — all walls, ceilings, trim, and doors
Replace 8 original windows with energy-efficient double-pane vinyl
New front entry door and storm door
HVAC duct cleaning and new thermostat
Exterior power washing, repairs, and fresh paint
Landscaping refresh (front walkway, plantings, mulch)
New lighting fixtures throughout (LED recessed in kitchen and baths)
Cost Breakdown
Final project cost: $121,500 (under the $125,000 budget).

Key Takeaways for Homeowners
Phasing Saves Money
By coordinating all trades in sequence — electrician, plumber, tiler, painter — we eliminated costly overlaps and rework. A phased renovation plan saved approximately 15% compared to tackling rooms independently.
NJ Permits Are Manageable
Trenton requires separate electrical, plumbing, and building permits. We handled all 6 permits and 9 inspections, keeping the project moving without delays. Homeowners didn't visit a single municipal office.
Prioritize the Invisible
The 60-amp fuse box was a fire hazard and couldn't support modern appliances. Spending $12K on electrical may not be glamorous, but it's essential — and required by NJ code for any major renovation.
Whole-Home Is More Efficient
Renovating everything at once cost 20-25% less than doing it room by room over several years. One mobilization, one dumpster, one permit cycle, and trades can work on multiple areas simultaneously.
