The Challenge

The homeowners of this 1985 Split-Level in the Muhlenberg Township area of Reading noticed water stains on the ceiling after heavy rain. A roof inspection revealed the original 3-tab shingles were curling and cracking, several flashing areas had failed, and the attic ventilation was inadequate — causing ice dam issues every winter.

They needed a full tear-off and replacement before winter weather set in, with a priority on improved ventilation and ice dam prevention.

The steep roof pitch (8/12) on the front face required additional safety equipment and staging.

Our Solution

We designed a comprehensive roofing plan that addressed every layer of the roof system — from decking repairs to ventilation upgrades — ensuring long-term protection for the home.

Complete tear-off of existing 3-tab shingles and underlayment

Inspect and repair roof decking (replaced 12 sheets of OSB)

Install GAF FeltBuster synthetic underlayment across entire roof

Install GAF Timberline HDZ architectural shingles (Charcoal)

New aluminum drip edge on all eaves and rakes

Replace all step and counter flashing at chimney and sidewalls

Install new plumbing and furnace vent pipe boots

Add 4 additional ridge vents for improved attic airflow

Install GAF ProStart starter strip and StormGuard ice and water shield in valleys and eaves

Final inspection, cleanup, and magnetic nail sweep

Cost Breakdown

Final project cost: $17,800 (under the $18,500 budget).

Materials (GAF shingles, underlayment, flashing)$8,200
Labor (tear-off, install, cleanup)$5,600
Decking repairs (12 OSB sheets)$1,400
Ventilation upgrades (ridge vents)$1,200
Chimney flashing$800
Permits & dumpster$600

Key Takeaways for Homeowners

Ventilation Prevents Ice Dams

The previous roof had only 2 passive vents. Adding 4 ridge vents and proper soffit intake eliminated the ice dam problem that caused interior water damage every winter.

Synthetic Underlayment Is Worth It

GAF FeltBuster costs slightly more than traditional felt, but it's slip-resistant (critical on an 8/12 pitch), doesn't wrinkle, and provides a secondary weather barrier that lasts decades.

Inspect the Decking

We found 12 sheets of OSB with water damage that weren't visible from below. Replacing them added $1,400 but prevented future structural issues — a fraction of what a roof collapse would cost.

Speed Matters for Roofing

A 5-day timeline minimizes weather exposure risk. Our team of 6 roofers moved efficiently, and we monitored weather forecasts daily to ensure no rain during the open-deck period.
