The Challenge
The homeowners of this 2003 Colonial in Doylestown Borough had builder-grade carpet in the living room, dining room, and hallways that was stained and matted after 20 years. The kitchen and foyer had ceramic tile that was cracking and grout was permanently discolored.
They wanted a cohesive floor throughout the entire first floor — no transition strips between rooms — that could handle kids, a dog, and heavy foot traffic.
The challenge was coordinating the installation across 6 connected rooms while the family continued living in the home. Furniture had to be moved room by room.
Our Solution
We designed a room-by-room installation plan that kept the family in their home while delivering a seamless, transition-free floor across the entire first level.
Remove existing carpet, pad, and tack strips from 4 rooms
Remove ceramic tile and thinset in kitchen and foyer (demo)
Level subfloor (self-leveling compound in kitchen where tile was removed)
Install COREtec Plus Enhanced luxury vinyl plank (Pembroke Pine) in all rooms
Transition pieces at stairs and doorways to second floor
Install new baseboards throughout (primed MDF, painted Benjamin Moore White Dove)
Undercut door casings for clean flooring fit
Furniture moving and protection (room-by-room staged installation)
Install engineered hardwood on stair treads (3 steps to sunken living room)
Final cleaning and furniture replacement
Cost Breakdown
Final project cost: $15,200 (under the $16,000 budget).

Key Takeaways for Homeowners
LVP Beats Hardwood for Families
COREtec Plus Enhanced is 100% waterproof, scratch-resistant, and looks nearly identical to hardwood. At $5/sq ft installed vs. $10-12 for real hardwood, it's the smart choice for homes with kids and pets.
Subfloor Prep Is Everything
After removing the kitchen tile, the subfloor had 1/4" height variation. Self-leveling compound added a day but ensured the LVP installed flat with no hollow spots — critical for a floating floor system.
No Transition Strips = Premium Look
Running the same flooring through all rooms without transition strips creates a high-end, seamless appearance. It requires precise measurement and planning but the visual impact is worth the extra effort.
Room-by-Room Keeps You Home
By staging furniture and working room by room, the family never had to leave their house. Each room was completed and furniture returned within 24 hours, minimizing disruption to daily life.
